Join us for an appraiser panel where we discuss the current appraisal environment in VT. Our panel of experts will share their observations of the market from 2023 and what they predict to see in 2024.

Summary – Talking Points
- 2023 Lookback – What were your main observations from the appraisal market last year?
- What are you seeing most commonly in your market area this year? (i.e. supply vs. demand, new construction, foreclosure activity, time on the market, solar panels, etc.)
- What are you seeing in terms of Modular/Manufactured Homes? Condo’s? Multifamily homes? Single family homes with ADU’s? Is supply increasing or decreasing in the current market?
- Are there towns that are seeing more activity than there has been historically? (Continued creep outside Chittenden County to Franklin/Washington etc.)
- Is there anything going on in the industry that surprises you?
- What predictions do you have for the rest of 2024, especially ahead of what is usually a busy spring/summer purchase season?
- What is the State of the Appraiser business in VT/New England as a whole? Any new developments (The persistent narrative is that there aren’t enough appraisers going into the business to replace the number of appraisers who will be retiring in the coming years.)
SPEAKER BIOGRAPHY
Will Benton is a Certified Residential Appraiser with 5 years of experience, performing the majority of his appraisals in Addison County. He is a Certified Green Home Appraiser and a member of the Addison County Board of Realtors. He has experience appraising complex properties including lake front, 2-4 family and new custom construction. A native Vermonter, he graduated from the University of Vermont with a bachelor’s degree in business administration in 2009. When not working, he enjoys playing golf, coaching High School and AAU basketball and spending time on Lake Champlain.
Andrea Couture is a Certified General Real Estate Appraiser with over 22 years of experience, focusing primarily on residential real estate in Northern Vermont. She began her career in the early 2000’s with Allen & Brooks, serving as a staff appraiser for 2 years and focusing only on Commercial Real Estate appraising. In July 2004, she opened ALC Appraisal Services, PLC as a sole proprietor and has been in business for 20 years this July. In addition, she is serving her second term as a VT State Appraiser Advisory Board Member. During her tenure, she has assisted with handling questions and concerns regarding appraiser education, licensing, regulations, complaints, and qualifications.
John J. Dolan is a Certified Residential Real Estate Appraiser Covering Northwestern Vermont. He is the owner of Dolan Appraisal Service, Inc. and has 32 years of experience in the appraisal business. He primarily conducts residential appraisals and reviews all types of residential property.
Kristin Lahue is a Licensed Residential Real Estate Appraiser with over 23 years of experience. She provides residential valuation services within the Northwestern market of Vermont, including single family, multi-family, condominiums, and vacant land. She has worked through several shifts over the years -from inventory challenges and increasing markets, to balanced and stagnant markets. Navigating the ever-changing real estate market has allowed for the development of her solid skillset, an essential tool in analyzing market data and trends.
Todd Spellman is a Certified Real Estate Appraiser and the owner of Stonehouse Appraisal Group, with 20 years of experience in the industry. After graduating from UVM, he started as a real estate agent and transitioned to appraising in 2006. Appraising has taken him all over Vermont, traveling about 15,000+ miles every year. From the one room cabins in the woods straddling the Canadian border to custom trailside mountain homes, he enjoys getting to know the different people and communities that make up our beautiful state. In his free time, he loves to ski, bike and spend time at the lake with his wife and teenage sons.
